Manufactured home financing is different from a traditional mortgage — usually simpler, with lower down payments. Here's how it works.

The short version

Most of our buyers finance with a chattel loan (sometimes called a personal property loan) — designed specifically for manufactured homes on leased land. Down payments typically start at 5%, terms run 15–25 years, and approvals can come back in days, not weeks.

For some homes and credit profiles, FHA Title I or conventional loans may also work. We'll help you figure out the best fit.

Chattel loan

The most common path for manufactured homes on leased lots. The home itself is the collateral.

FHA Title I

A government-backed loan for manufactured homes — often available with lower credit scores and competitive rates.

What to expect, step by step
