Buying a home
What's included when I buy a home here?
You're buying the home itself. The lot it sits on is leased from the community, which includes access to all amenities (pool, fitness center, clubhouse, etc.), maintained common areas, and on-site management. Your monthly lot rent covers the lease and amenity access.
How does financing work for a manufactured home?
Manufactured homes can be financed through specialty lenders (sometimes called "chattel" loans), FHA Title I, or in some cases conventional mortgages. Down payments are typically lower than site-built homes. See the Financing page for details.
How long does the buying process take?
From first tour to keys in hand is typically 2–4 weeks once financing is in place. Pre-approval is the longest step — we recommend starting there if you're serious.
Living here
What does the monthly lot rent cover?
Lot rent covers the lease on your home site, access to all community amenities, common-area maintenance, snow removal on community roads, and on-site management. It does not cover utilities (water, sewer, gas, electric, trash) — those are billed separately by the providers.
Are pets allowed?
Yes, dogs and cats are welcome — limit two pets per home. Some breed and weight restrictions apply for safety and insurance reasons. There's no pet rent, but a small one-time pet registration fee applies.
Is there an age restriction?
North Morris is an all-ages community. Families and singles are welcome.
What if I need maintenance?
Issues inside your home are your responsibility. Issues outside your home or with shared infrastructure are ours — submit a work order or call the office.
Selling or moving
Can I sell my home if I want to move?
Yes. You own the home and can sell it. The community must approve the new buyer (standard application + background check). Many residents list with us directly because we already have a list of interested buyers.
What if I just want to rent a home instead of buying?
From time to time we have rentals available. Availability is more limited than for-sale homes — call to ask what's open right now.
